Minutes of May 2, 2007

Chairman Steve Hamilton called the meeting to order at 7:01 p.m. Present, in addition to the chairman, were members Michelle Degree, Joe Fitzpatrick, Dave Jakway, Keith Martin, Ann Sweet and Bob Switzer. Rick Hotchkiss represented the selectmen. Also present was Kevin Wheeler.

Minutes of the meeting of April 4, 2007, were approved as distributed.

Proposed subdivision of land owned by Kevin Wheeler and Mark Smith on Boynton Road
Mr. Wheeler described the plans he and Mr. Smith have for dividing property formerly owned by David Coffin of Harvard, MA. The intent is to divide the property into three lots of 23, 20, and 3 acres. Mr. Wheeler will obtain a copy of the subdivision regulations and proceed as outlined. He knows he will need a driveway permit for each lot and a survey at least for the new lines (depending on the state of the 1978 survey),

Members suggested that for the convenience of property owners, the subdivision application and the driveway permit application should be posted on the town website.

Public hearing on proposed changes to the subdivision regulations
A motion (Hotchkiss/Jakway) to approve the moving of the "approved driveway permit" from V.C to .A. (required items) passed unanimously.

Announcements and member concerns
The Ashuelot River Local Advisory Committee needs a representative from Sullivan.

The committee to study the question of whether the Sullivan School should withdraw from the Monadnock Regional School District has not yet been formed. Legal questions about some actions of the school board are being investigated by the town attorney.

The town website will soon have sample pages from the archives in the library to encourage residents to explore the historical resources in the archives room in the library.

A question about constructing a wind tower stirred discussion of the gaps in the Community Planning Ordinance that should be explored, including the possibility of creating new zoning regulations to preserve the rural character of the town.

In the recent heavy rains, the water lapped at the foundation of the old McCann house between Valley Road and Otter Brook.

There being no further business, the meeting adjourned at 7:58 p.m.

Respectfully submitted,

Ann Sweet, Secretary
