Minutes of the Sullivan Planning Board Meeting of Sept. 7, 2005

Chairman Stephen Hamilton called the meeting to order at 7 p.m. Present in addition to the chairman were Geoff Gardner, Ann Sweet, and Bob Switzer. Members absent were Michelle Degree, Joe Fitzpatrick, and Dave Jakway. Richard Hotchkiss represented the selectmen. Dick Labadie, selectman, was also present, along with Jeff and Cindy Brooks, Mike and Jennifer Brooks, and John Bolles.

Minutes of the meeting of August 3, 2005, were approved as distributed.

Annual law lectures
Members were encouraged to attend one or more of the three lectures, beginning Sept. 21.

Public hearing on minor subdivision of Brooks property on Tyler Lane: hearing on completeness of the application
Mike Brooks, son of the owner of the property, described the proposed carving out of 4.3 acres from the larger piece for a house lot. Chairman Hamilton reviewed the check list while members studied copies of the plat. Questions at the previous meeting had been resolved: lot numbers were correct, and septic and driveway permits had been submitted. A motion (Gardner/Hotchkiss) to accept the application as complete passed unanimously. 

Hearing on the merits of the application
Chairman Hamilton asked for questions from the board and the public. There being none, a motion to approve the application for subdivision passed unanimously. The public hearing closed at 7:15 p.m.

A motion (Hotchkiss/Switzer) to approve the driveway permit as recommended by the driveway committee passed unanimously.

Since the boundary walk had been completed on Sept. 1, 2005, the chairman and secretary signed the plat and the requisite copies. Mike Brooks will file the mylar at the County Registry of Deeds next week.

Proposed Gottsche driveway on Valley Road
Mr. Bolles said Mr. Gottsche was under the impression that he had filed an application for a driveway permit. Members of the driveway committee remembered visiting the site in July of 2004, but had no signed application. Mr. Bolles will recommend that Mr. Gottsche contact the road agent to begin the process. Considerable concern was expressed about the steepness of the bank and the possibility of erosion on to Valley Road.

There being no further business, the meeting adjourned at 7:30 p.m.
